You need income that survives a cycle, and a partner still on the title in year twenty.
Who we are
You're probably here to see what we actually own.
What we do
We specialise in commercial real estate in Bengaluru and the surrounding industrial belts. Across office, industrial and land we acquire, develop, lease and hold assets — on our own account and alongside partners. We have been doing it in this city since 1989.

PreviouslyOur 1994 technology park was the first in Bengaluru built for multinational companies. Novell took space in it. Duomont, at Kudlu Gate, is a joint venture with SNN Estates on land we brought to it.
How we hold
Land is bought once and defended forever. Keep the paperwork closer than the plot.
Approvals are not paperwork around the project. They are the project.
A signed lease is not occupancy. Occupancy is the day the fit-out starts.
Every building has a second tenant. Design for them, not only the first.
Rent is what you collect. Renewal is what you earn.
A vacancy tells you more about the landlord than about the market.
If the numbers only work at full occupancy, the numbers do not work.
An asset you would not buy today is an asset you should not be holding today.
The tenant who negotiates hardest on rent is often the one who stays longest.
In this city the title is the asset. What stands on it is the improvement.
Build for the operator you will be in twenty years, not the seller you might be next year.
The cheapest square foot in Bengaluru is the one you already own.
Off market
Our buildings fill by relationship and referral, and our land transactions are private by nature. Listing portals are useful and we are not above them — but most of what we hold never reaches one. Tell us what you need and we will tell you what is coming up.
